1. How often do you visit the same door in a year?
Frequency is king. Too infrequent and you’re forgotten. But too often and they get sick of you and avoid you. My first go around took more than a year. I’m now at about every 2 months, so 6 times a year. Trying to squeeze 8 times a year.

2. If all we do is get their name, when do I show value or our value proposition?
Most people don’t care about your value. If they don’t at the very least like you, you don’t stand a chance. You’re shoving it down their throats, and it won’t be long before they’ll avoid you. But that’s why I leave something. Experience has shown me if they like you enough, they WILL ask you.

3. Are you bringing a paper and pen so that you can write down the names and addresses and then look at it before you hit the same neighborhood again to remember their name?
The first few days I had a yellow pad, then switched to an Excel spreadsheet on a tablet. I also called my title guy to get a complete farm package of the area I wanted. I have since built my custom CRM over the last few years off that original blank Excel spreadsheet.

As far as names, after multiple visits I have remembered many names, but of course I take a look at my Excel BEFORE I knock that door.

A little about me, if you care.

Thanks to 2 “friends”, we pretty much lost everything early 2009. Over the next 4 years, I started 16 businesses. They all failed.

Last on the list was real estate. By the grace of God it worked.

And boy did I WORK!

So here are some “popular” questions I get.

1. How much have you sold?
Fair question. Numbers don’t lie. Through the end of 2016 (3.5 years), 119 listed, 86 sold in one city, Chino Hills, average listing around $700k-$750k. Another 20 closed transactions representing buyers and a few listings outside our city. ENTIRE list HERE.

2. How many doors have you knocked?
I started with an area of about 10,000 homes, actually visited 9,783. I continually refine and optimize. As of August 2017, 88,000+ visits, 22,000+ face-to-face meets. My adventures (& mishaps) are recounted in my book, the “Ding Dong Diaries.

3. Why don’t I see your name on the MLS?
Everything is under my partner, John Balsz. It’s a pretty long story, and I’l get to it one of these days. One of the best decisions I’ve made.

4. Can I come and doorknock with you?
Unfortunately, no. Just doesn’t work. Changes the dynamics, and definitely not willing to lose a potential family. But you’re getting the next best thing – I ACTUALLY am out there like you, and doing a lot of it.

5. Can I use these strategies in other businesses?
Absolutely. I just happen to be in real estate. Just think of any industry where a relationship is important. From car leasing, loans, attorneys (yes, I said that) – I believe there’s a HUGE market that is untapped and wide open. And I always buy from (or actually donate to) any girl scouts who come to our door or stop me at the grocery store and ASK me.

6. Do you offer coaching or one-on-one sessions?
No. I’m not a Mike Ferry or Buffini. I’m just like you. Real estate IS my business, and outside of my family & clients, I am out EVERY possible moment as long as the sun is shining.

7. Would you consider making a move to another broker?
I’m genuinely flattered by kind offers, but I have no intention nor interest of going anywhere else.

8. Are you writing a business book?
Actually, I have a lot of unique content & perspective from my adventures. It’s in the oven. In the meantime, just check in every Monday for something helpful & useful you can put to good action!

9. Can I call you for a quick question?

10. What CRM do you use, or recommend?
I have a very highly customized EXCEL spreadsheet that I built from scratch over the last 4.5 years. I like to call it my POWERSHEET. It’s currently NOT available, but am looking into getting it licensed. Stay tuned. I’ve tried Top Producer, and another similar offering. They’re great products, just wasn’t a good fit for me. Have seen a few offered by title companies – those came up a bit short.
